The last thing we want to do is foreclose. But in the rare case that we do our calculations are ready for it.

Making sure we exit with maximum profits and also making sure it gets sold at the auction is the main goal.

Lesson 4: Refinance & Short Pay Re-Fi - Positive/Negative Equity

Refinancing the asset is a great way to keep the borrower in the house and flip a performing loan.

Lesson 5: Reinstate

The great thing about owning the debt is now we have control over the outcome for the borrower. We can have them reinstate and resell a performing loan. One of the easiest things to do for a 40-60% return.

Lesson 6: REO

We're not in the business of owning real estate. We're in the business of owning the debt. In some cases we do end up owning the property. There's nothing wrong with that, as we just sell it and re invest into more notes.

Lesson 7: Fix and Flip

If the REO isn't sellable as is, we can re build it like a traditional Fix and Flip sell it and get our capital back into notes.

Lesson 8: Fix, Hold, Rent

This isn't a popular option, but it's defiantly doable and available. Remember, we're a bank, not a landlord. We're in the business of multiplying money not taking care of tenant, toilets and termites.

Lesson 9: Buy Fix Seller Finance

This is an upgrade to Fix Hold Rent. Reason being is now we've become the bank. We've financed the house and created a performing note we can go resell. 

Lesson 10: Wholesale

Flipping a wholesale note is an easy way to flip the high volume of notes coming across your trading desk.
